American Modern Rental Property Insurance
- Whether you are a seasoned real estate investor, the owners of an investment property in a resort area, or a first-time landlord, you're looking for insurance coverage appropriate for your property. Some will benefit from full coverage, like you have on your home, but others that are more basic may not need replacement cost coverage or personal property.
- Short-Term rentals: by adding a simple endorsement, your policy can accept rental terms as short as one week. This is terrific if you are part of the Airbnb or VRBO market. By the way, this coverage keeps your investment protected even when you are between guests.

- American Modern Condominium/Townhome Insurance (a.k.a. Walls-In Coverage or Hazard Insurance)- Owner-Occupied or Vacation and Short-Term Rentals.
- American Modern focuses on harder-to-place rental properties and seasonally-used condominiums.
- We will accept a unit that is titled in the name of an LLC, a common arrangement for investment properties. We will also let you extend the liability coverage to cover a property manager who handles the rentals on your behalf.
- We will allow short-term rentals with the additional of a simple endorsement.
- It is pretty easy to obtain condominium insurance, also called HO-6, for a full-time owner occupancy; it's more of a challenge to find it for a rental property or seasonally-used unit; this is our expertise.. Condo coverage is available in most states.
Vacation & Short-Term Rental Policy Protects:
Protect your second home with programs flexible enough for either a high-end or rustic get-away.
- Owners of a higher-end second home or vacation home typically want to insure it with a policy similar to what they have on their full-time residence, which includes a comprehensive list of causes of loss and replacement cost settlement.
- Some vacation homes are older. Maybe it's that well-loved lake house or cabin that's been in the family for years. It may lack insulation, a furnace or central air, possibly even electricity. Homes that are cherished, but not in pristine condition, may not qualify for comprehensive coverage. Instead, they need something more basic.
- With a simple endorsement, you can rent out your vacation home on occasion to family or friends. This should be an infrequent, and not a regular, income-generating activity. For that, you should insure your home as an actual rental property.
- Short-Term rentals are welcome too. By adding an endorsement, your rental property policy can accept rental terms as short as one week. If you are part of the short-term rental market, this is the way to go for you; the policy even keeps your investment protected when you are between guests.
Vacant Home Insurance
- Insuring a vacant home or rental property can be a challenge. We have a policy designed just for it.
- You may own rental property and are between tenants; you may have moved for a new job but haven't yet sold your house; a property is undergoing renovation; or as executor, you are selling a house to close an estate.
- For temporarily vacant investment-grade homes we can provide coverage that is comparable to that offered by a typical homeowners policy with open peril and replacement cost coverage.
- For a vacant home that does not need full coverage, we offer a more streamlined policy that covers the physical damage essentials, and settles any loss on an actual cash value basis.
